How To Ensure Your Vacate Goes Smoothly

Vacating a property can be quite daunting. However, that doesn't mean there aren't ways to make the process as simple and easy as possible.

Here is everything you will need to know and do when vacating a property to help make for a smooth transition. 

1. Leaving the Premise

When vacating the premises you MUST leave it in the same condition as it was in at the start of the tenancy. Property Managers understand there will be some wear and tear at the property but substantial damage will need to be repaired and it could be at your own expense. 

2. Outstanding Rent & Bills

It is important that the rent due is paid via your normal payment methods and is received by our office prior to your last day of occupancy. It is also important to note that your rental obligation does not end until all keys are returned to our office. Please keep in mind that bond monies are not to be used to cover rent and water payments, however should you need assistance please don't hesitate to contact our office.

3. Pets or Smoking

If you have a pet at the property or evidence of internal smoking is found, your bond will not be finalised until your Property Manager is confident that there is no remaining odour. 

We require ALL tenants to have a professional carpet clean done at the property and provide receipts as evidence. If there is a pet at the property you will be required to have flea treatment done in addition to the carpet clean. 

4. Cleaning

There are multiple things that can be easily missed when it comes to cleaning the property.

Upon your notice to leave, you will be sent your entry condition report (ECR) that was done at the beginning of your tenancy. It is best practice to go through each and every room in the property and compare it to when you moved in using this document as a reference.

We will also send you a cleaning checklist. This is everything we require you to clean before handing the keys back. Use this as your checklist to ensure you don't miss anything.

If you can, we recommend having a professional bond clean done. This will save you a lot of time and effort and ensure the property is returned in a satisfactory condition.

Be sure to remove all items from the premises that weren't there when you moved in. This includes outdoor equipment, furniture, rubbish etc. 

5. Mandatory Maintenance

Anything that requires maintenance that is your responsibility as a tenant to maintain you will be required to see to before vacating. This includes ensuring the gardens and lawns are neat and tidy before handing back keys.

6. Final Checks

Now that you have completed all the cleaning and maintenance at the property there is just a few housekeeping items to deal with before you move out.

- Ensure the property is clean and returned in a satisfactory condition.

- Ensure you are up to date with your payments.

- Ensure ALL keys are returned as you are considered liable for rent until all are handed over. This includes any additional keys you had cut during the tenancy.

What's Next?

Finally, you should receive your bond back once everything has been completed if you followed the above processes correctly. If you met all the conditions of your lease, and you left your property in a satisfactory  condition, you should receive your bond back in full.
